Local pages · Pre-construction

The projects you sell, each with its own page.

Developments that are not on the board: the new projects your brokerage or your agents are selling. Each gets a page on your site with photos, pricing, deposit terms, amenities and floor plans, open or on request. Every enquiry and every floor plan request arrives under Leads like any other lead.

What a project page holds

Everything a buyer asks for, before they have to ask.

A pre-construction buyer wants the same five things every time: what it is, where, from how much, on what deposit, and the plans. The page answers all five, and turns the sixth question into a lead.

apartmentThe facts, in one row

Pricing from the minimum and maximum you set, or a label such as "Contact for pricing". Estimated completion from the start and finish years. Project type, deposit terms and the developer's name.

architectureFloor plans, open or on request

Each plan is a file with a label. Mark it Public and visitors open it; mark it Locked and the page shows a Request button instead, which sends you a lead naming the plan.

photo_libraryPhotos, amenities and the story

A gallery with full-size preview, a list of amenities and highlights one per line, and a description in your own words. A badge such as "Just Launched" marks the project in every grid.

how_to_regAgents can add projects too. A project can be owned by the brokerage or by one agent. Agent-created projects wait for an admin's approval before they appear on the brokerage's public pages, unless you switch on automatic approval under Site edit.
Building it

Six sections, one page.

Projects are edited a section at a time in the portal: Basics, Location, Pricing, Amenities, Photos and Floor plans. Save when you are done; the public page updates on the spot.

  • Basics. Name, the address slug, builder or developer, property type, a badge for the grids, start and estimated finish years, status and owner.
  • Active or Archived, shown or hidden. Status keeps a project's detail page open; the public switch decides whether it appears in the index, the home page and the map.
  • Location. Address, neighbourhood, city, province and postal code. The neighbourhood feeds the index filters; without one, the city does.
  • Pricing. A minimum and maximum, or a label that replaces them, and the deposit structure in your own words.
Finding them

An index, a map, and a place on the home page.

Your site's pre-construction page lists every project you show, with a search box for name, builder or area, a neighbourhood filter, a price filter and a map of where they are. Each card opens the project's own page.

  • Filtered the way buyers think. Any price, under $500k, $500k to $1M, or over $1M, using the midpoint of the range you set.
  • By neighbourhood. The filter lists the neighbourhoods your projects are in; a project without one files under its city.
  • On the home page. Turn the Pre-construction section on under Site edit, choose cards or a mosaic, and write its headline and introduction. Each project has its own switch for the home page.
  • Found by search engines. Every project page is rendered on the server with the project's name as its title and the first lines of your description beneath it.

Enquiries

Every question becomes a lead.

The enquiry form on a project page and the request behind a locked floor plan both create a pre-construction lead. From there it is treated like any other enquiry on your site.

alt_routeUnder Leads, routed like the rest

The lead names the project and, for a plan request, the plan. It goes to the project's owner when it has one, and is routed by your rules otherwise, with the same notifications as a listing enquiry.

inboxCopied to your inbox if you choose

Under Settings › Notifications, a switch sends a copy of every pre-construction enquiry to the brokerage inbox, so nobody has to check a second place.

verified_userConsent recorded at the source

The form carries the same consent lines as the rest of your site. What the buyer agreed to is written to the contact's consent record with the project enquiry as its source, so a later text or email is provably allowed.

Projects are your own records, not board listings. They appear on the brokerage site and on the sites of the agents who own them.

Questions

Before you add the first project.

Is a project a listing?

No. Projects are your brokerage's own records, for developments that are not on the board. They are not part of the MLS search, do not carry board data, and are not subject to IDX display rules. The page is yours to write.

What is the difference between Status and Show on public pages?

Status is Active or Archived; an Active project's detail page stays open at its address. Show on public pages decides whether the project appears in the index, on the home page and on the map. A project can be Active but hidden while you finish it.

Can agents add their own projects?

Yes, from the agent portal. An agent-owned project appears on that agent's site, and on the brokerage's public pages once an admin approves it. Under Site edit you can approve agent projects automatically instead.

How does a locked floor plan work?

Each plan has a visibility: Public plans open directly; Locked plans show a Request button. The request is a lead with a message naming the plan and the project, so whoever handles it knows exactly what was asked for.

Where do enquiries go?

Under Leads, as a pre-construction lead, to the project's owner when it has one and by your routing rules otherwise. A switch under Settings › Notifications also copies each enquiry to the brokerage inbox.

What if pricing is not public yet?

Leave the minimum and maximum empty and set a price label such as "Contact for pricing". The label replaces the range on the page and in the index; the project simply does not match a price filter.

What appears on the home page?

The Pre-construction section, when it is on: projects that are shown on public pages and approved for the home page, in cards or a mosaic, with the badge you set on each. Leave the section off until you have a project to show.
