Every way a visitor can raise a hand on your site ends in the same place, with the same fields: who they are, what they were looking at, and what they asked. Consent is recorded on each one.

A question on a listing page, on a board listing your site is entitled to show or on one of your own exclusives. The lead keeps the listing.

Routing

Decided before anyone opens the portal.

Routing is a short ladder, applied in the moment the lead is created. The person closest to the property wins: the project's agent, then the listing's own agent, then whatever rule the lane carries. Only when nothing matches does the lead wait for a human to assign it.

  • Four lanes, four rules. A brokerage that runs rentals differently from sales can say so: fixed turns for Sale, by area for Lease, manual for Sold and Leased.
  • Service areas belong to the agent. Each agent lists the cities and neighbourhoods they work under Profile › Service areas; the By area rule reads that list.
  • Reassign at any time. Assign or Reassign from the lead, and the new agent is notified. The lead keeps its history.
  • Advanced routing is a Dominance AI feature. On Growth every lane is Manual and the brokerage assigns; the other three modes show locked until the plan includes them.
What the agent gets

The listing, the contact, the time they asked for.

The email that reaches the assignee is short and complete: what was requested, on which property, by whom, and how to reach them. Reply-to is the customer, so answering the email answers the person. In the portal the lead opens with the same facts, and a showing keeps a Requested time separate from a Confirmed one.

  • Three views. Cards, Table or Calendar. Calendar is the one that shows showings against dates; the count reads new · total so you see what arrived since you last looked.
  • Requested is not booked. A showing carries the date and band the customer asked for. Only when the agent confirms does it get a Confirmed time, so a request is never mistaken for a booking.
  • Filters that match how you work. Status (New, Assigned, Closed), type (Inquire, Showing), source (Public listing, Pre-construction), and a search across lead, contact and agent.
  • Inquiries have notes. Contact questions with a reason carry internal notes and a status, so a colleague picking one up sees where you left it. Nothing in a note is sent to the customer.

Before the first lead arrives.

Who gets a lead on a board listing that is not ours?

If the board's listing agent is a member of your brokerage, they are assigned. Otherwise the lane's rule applies: Manual leaves it in your queue, the automatic modes assign it. Either way the lead keeps the listing it came from.

How does Fixed turn order stay fair?

You list the agents in order. Each new lead in that lane claims the next slot atomically, so two leads arriving at the same second go to two different people, and an agent who is inactive is skipped without breaking the rotation.

What does By area match on?

The agent's own service areas, set under Profile › Service areas: neighbourhoods first, then cities. If nobody lists the listing's area, the lead stays in the queue for a person to assign rather than going to someone who does not cover it.

Who is notified?

The assigned agent, by email, with the listing, the contact and the requested time, and reply-to set to the customer. An unassigned lead notifies the brokerage inbox instead. For pre-construction enquiries you can copy the brokerage inbox as well.

What is the difference between a lead and an inquiry?

A lead is tied to a property: an inquiry or a showing request on a listing or a project. An inquiry in the agent's Inquiries screen is a contact question with a reason, such as Buying or Valuation, and carries internal notes and a status of its own.

Can I change routing later?

Yes. Each lane's mode and turn order is edited from the Leads screen and saved with Save routing. It applies to the next lead; existing leads keep their assignee unless you reassign them.

Is routing on Growth?

Leads, the queue, assignment by hand and all the agent views are. The three automatic modes, Random, Fixed turns and By area, are part of Dominance AI and show as locked until the plan includes them.
